Peter Bates, co-founder and principal of Breakwater Advisors, has been involved in the commercial real estate industry, on the advisory and investment levels, since 2002. Mr. Bates began his career with Integra Realty Resources, providing commercial real estate valuation, counseling, and advisory services. In 2007 he left Integra to join the private real estate investment company Allegiance Realty Corporation in Charlotte, NC.

Allegiance Realty Corporation is a private real estate investment company focused on institutional grade office properties nationwide. As Director of Acquisitions, Mr. Bates was responsible for managing the sourcing, underwriting, contract negotiation, debt sourcing, and closing process for acquisition prospects. He also created and managed Allegiance’s portfolio valuation models and debt coverage stress tests, to assist in management and capital event decision making. Mr. Bates remains a limited partner in numerous Allegiance projects.

At Integra Realty Resources – Connecticut, Mr. Bates provided valuation, counseling, and advisory services to leading lending institutions, developers and owners nationwide. Services were provided for all property types including, retail, office, industrial, multifamily, land, hospitality, and government interest. Typical assignments included appraisal reports, market studies, tax appeals, feasibility analysis, and litigation support. It was at Integra where he built his institutional advisory skill-set, serving and adapting to meet the individual client’s needs.

As disparity and dislocation in real estate markets have became greater, Mr. Bates recognized a demand for industry professionals with an acute fundamental understanding of commercial real estate at the property level. He left Allegiance to meet this demand, and continue perusing his passion for real estate, through Breakwater Advisors. With ownership and management experience and advisory expertise, Mr. Bates is well equipped to serve his clients and the industry, with a unique understanding and efficiency.
